st augustine is one of floridas most desirable places to retire img

St. Augustine is one of Florida's most desirable places to retire. It's also one of the most expensive.

St. Johns County has become one of the fastest-growing counties in Florida — and 55+ community prices reflect it. Del Webb Saint Johns, Reverie at Trailmark, WaterSong at RiverTown — beautiful communities starting at $400,000 to $600,000, with monthly HOA fees that don't stop. Cascades at World Golf Village resale prices have followed the same trend upward.

Silver Bay puts St. Augustine 50 minutes away — and puts your retirement savings back in your pocket.

If you own a home in the St. Augustine area, you've accumulated real equity. But the question more homeowners are asking: why sink all of it back into another expensive property in the same overheated market when there's a better option 50 minutes away? You love St. Augustine. The history, the beach, the restaurants on St. George Street. You don't need to live there to enjoy all of it — you just need to be close enough for a Tuesday lunch or a weekend walk on the Ponte Vedra beach.

The process

How St. Augustine-Area Retirees

icon 1

Schedule a personal call

Talk to a Silver Bay team member — no pressure, no script. St. Augustine-area callers often ask how Silver Bay compares to Del Webb Saint Johns and Reverie at Trailmark on price and what the total monthly cost actually looks like.

icon 2

Tour the community

SR-207 West from St. Augustine to Palatka takes about 50 minutes — many visitors combine it with a stop at Ravine Gardens State Park nearby. Virtual walkthroughs are also available if you want to preview before making the drive.

icon 3

Reserve your home site

Select your lot, choose your floor plan, and work with the team to personalize your home. St. Johns County homeowners with strong equity are often able to move quickly and cleanly — pre-sales means the best selection is still available now.

icon 4

Move in and start living

Your home is built to your specs. When move-in day arrives, the lawn is already handled — and St. Augustine is still 50 minutes east on SR-207 whenever you want it.

Hear What People Who've Already Made a Move
Like This One Say

Silver Bay is in pre-sales — but Villa Farms, our sister community under the same Herrington family ownership, has served active adults in the Putnam County area for decades. Many came from communities just like St. Augustine. These are their words.

March 19, 2025

Pam Douglas

Living at Villa Farms has been a positive experience for me. Bill and his team are great and respond to any needs in a timely manner. I appreciate the continual care and maintenance of the grounds and facilities. There is a feeling of community and neighbors look out for each other. I would recommend this lifestyle in our mature years.

March 19, 2025

Joyce Hintz

My husband and I moved to Villa farms in 1996. He liked living here because he didn't have to cut grass or shovel snow, as he did in Illinois. I have liked living here because of all the friends and good neighbors I've had. We look out for one another without being intrusive. We've also enjoyed the pool, walking, and socializing. It's been a good place to live.

March 19, 2025

Diane Wolfe

I had the privilege of moving to Villa farms in May of 2022 from Kansas Villa Farms is a friendly community that is warm and welcoming. I have a small dog, Gizmo, and we are able to walk the neighborhood anytime day or night and feel completely safe. We all look out for each other. The clubhouse is open and a great place to gather and the swimming pool is great. I love that my yard is always well maintained and beautiful! It is a great Community to meet new people and make friends. I am so glad I can call VillaFarms home.

March 19, 2025

Villa Farms Residents

We are so happy we chose to join the residents here at Villa Farms in January of 2016! We tell all who ask "How do you like living there?" that it is the best of condo living: no shared walls, no noisy neighbors just caring ones, lovely homes, fantastic upkeep and continual improvement to the common areas! Plus we know the Herrington family sees Villa Farms as more than a business venture, but more like a ministry to provide a safe, affordable and attractive community for the 55+ population of Putnam County. You couldn't make a better decision than to become a resident of Villa Farms!

March 19, 2025

OJ Simpson

I have owned three different residences here. Different reasons took me out of state, but I've always come back to Villa farms. I feel safe here. Bill Herrington has always helped when I needed him. He cares about the needs of everyone that lives here. We are close to the hospital and stores. We have our own mail boxes, and a beautiful clubhouse where we have supper socials and bingo. If you have a birthday or any kind of celebration the clubhouse is a wonderful place to have it, with kitchen and bathrooms. Right out of the French doors there is a beautiful pool. It's a great place to walk to. Jamie, our Master Gardener, takes pride in keeping our park beautiful.

March 19, 2025

Barbara C

I have been living at Villa Farms for a bit less than a year. It was the usual down-sizing decision of a widowed retired person. It was one of the best decisions I've made in a long time. I have not regretted this decision for even one mili-second since I moved here. I immediately met the most welcoming, gracious and friendly people. They made me feel I fit right in. Since the whole community is 64 homes, it takes no time to become friendly with or at least get acquainted with all the neighbors. Last but not least the property is beautifully maintained. I would recommend (and I have recommended) Villa Farms to friends who may be looking to downsize and live in a friendly, quiet senior community.

March 19, 2025

Sandy J

I've lived in Villa Farms for under a year. The first thing I noticed is the lovely landscaping and cleanliness. It's not only the pride of owner, Bill Herrington, it includes those living here too. The people here are welcoming. Several residents walk and others with their dogs. If you want to take a dip, the pool is 82 degrees. You like Bingo. It is here! There is a Clubhouse where socials happen. I love living here. It is a great community. It's become an extended family!

Have you ever thought about what you want from a retirement community? Safety, less yard work, neighborly behavior, sense of community, and well-maintained general areas. Well, that is what you get when you move to Villa Farms. Originally I heard good things about living here and had to wait a short time on a waiting list before an opening came up. I'm currently in my 10th year here and could not be happier living anywhere else. If you ever need help, your neighbors are there with a generous giving spirit. I feel you would never regret a decision to live at Villa Farms.

Why St. Augustine-Area Retirees Are Choosing Silver Bay

icon point to point

50 minutes from St. Augustine —
day trips, not a move away

St. George Street, the Lightner Museum, Ponte Vedra Beach, and World Golf Village are all 50 minutes away. You're not leaving St. Augustine behind — you're just no longer paying St. Johns County prices to live near it.

icon downtrend

A fraction of Del Webb
and Reverie pricing

St. Johns County's 55+ communities start at $400k–$600k for new construction. Silver Bay's homes start significantly lower — same resort-style amenities, same new construction quality, at a price that actually makes sense for retirement.

icon notes

Unlock your St. Johns County equity

St. Augustine-area home values have surged. Selling and moving to Silver Bay often means buying outright with money left over — finally letting your equity work for your retirement instead of your next mortgage.

icon grass

Lawn care included from day one

Mowing, irrigation, and fertilizing are included in every resident's lot rent. No more weekends lost to yard work — from the moment you arrive at Silver Bay.

icon villa farm

Same proven ownership as Villa Farms

The Herrington family has operated Villa Farms — Palatka's Readers' Choice Best Retirement Community since 2008. Silver Bay is built on that same track record of delivering what they promise.

Why St. Augustine-Area Retirees
keep Finding Their Way to Palatka

alcazar courtyard

One of the fastest-growing counties

St. Johns County is one of the wealthiest and fastest-growing counties in Florida — and its 55+ communities are priced to match. For homeowners who've lived in the St. Augustine area for years, the math of staying is increasingly hard to justify. Selling a St. Augustine-area home worth $400,000–$700,000 and reinvesting the majority into a new Del Webb or Lennar community nearby means little equity freed up and monthly costs that remain high.

palatka img

No highway congestion

Palatka is 50 minutes west on SR-207 or US-17 — a straightforward drive with no highway congestion. St. Augustine's Castillo de San Marcos, Flagler College, and the historic district remain as accessible as they were before. The Ponte Vedra beaches are 60 minutes away. What changes is the cost: Putnam County property costs and cost of living run well below St. Johns County, and Silver Bay's lot-lease model keeps the purchase price for the home itself well below what's possible in the St. Augustine market.

pathway img

Palatka and its own appeal

Palatka has its own appeal that many St. Augustine-area retirees discover on their first visit. The St. Johns River runs through the city — the same waterway that feeds the marshes and estuaries St. Augustine residents have always loved, just upstream. Ravine Gardens State Park, 10 minutes from Silver Bay, offers a landscape unlike anything in coastal St. Johns County: deep natural ravines, suspension bridges, and Florida's most famous azalea gardens. The Blue Crab Festival draws major crowds from St. Augustine and beyond each spring.

Healthcare access

Healthcare access from Palatka is strong. HCA Florida Putnam Hospital is under 10 minutes away for local needs. St. Johns County's hospital network remains accessible for those with established providers there. And Mayo Clinic Jacksonville — the world-class option for serious medical needs — is under an hour from Silver Bay in either direction.

Frequently Asked Questions

Is this a mobile home park?

It's not. Silver Bay is a 55+ active adult land-lease community — a completely different category. The homes are newly constructed, single-story residences built to federal HUD standards with high-end finishes, open floor plans, and full customization. If you've visited a community like Villa Farms, you'll see the difference immediately.

St. Johns County HOA fees are high too — is lot rent really that different?

The key difference is what lot rent includes versus what HOA fees often exclude. Silver Bay's lot rent covers lawn care, pool access, clubhouse, common area maintenance, and street lighting — all in one number. Many St. Augustine-area HOA communities charge base fees plus separate assessments for amenities, landscaping, and reserves. The total monthly cost comparison almost always favors Silver Bay.

St. Johns County home values are strong right now — is this the right time to sell?

St. Johns County is one of the highest-appreciating markets in Florida — which means selling now captures maximum value before any correction. Moving to Silver Bay at Putnam County prices while your St. Augustine equity is at its peak is exactly the sequence that leaves the most money in your retirement account. The people who wait for a perfect moment often find themselves waiting through the window entirely.

What are the best 55+ communities near St. Augustine FL?

The most well-known communities near St. Augustine include Del Webb Saint Johns, Reverie at Trailmark, WaterSong at RiverTown, and Cascades at World Golf Village — all in St. Johns County and priced from $400,000 to $600,000+. Silver Bay Palatka is the affordable 55+ alternative 50 minutes west — new construction, resort-style amenities, and included lawn care at a fraction of St. Johns County prices.

How much do 55+ retirement communities near St. Augustine cost?

St. Johns County 55+ communities like Del Webb Saint Johns and Reverie at Trailmark start in the $400,000–$600,000 range for new construction, plus monthly HOA fees. Silver Bay offers new construction manufactured homes at a significantly lower price point, with a monthly lot rent covering lawn care, pool and clubhouse access, and common area maintenance.

What is the difference between Silver Bay and a manufactured home community near St. Augustine?

Silver Bay is a brand-new, purpose-built 55+ active adult land-lease community — not an older park. All homes are new construction, HUD-compliant, and fully customizable. The community is professionally managed and age-qualified. This is a different category from older manufactured housing communities in the area.

How far is Silver Bay from hospitals near St. Augustine?

HCA Florida Putnam Hospital is under 10 minutes from Silver Bay for local medical needs. Flagler Hospital in St. Augustine is approximately 50 minutes away. Mayo Clinic Jacksonville — one of the country's top-ranked hospitals — is approximately 55 minutes away. UF Health Shands in Gainesville is approximately 55 minutes in the opposite direction.

Can I bring my pet to Silver Bay?

Yes. Silver Bay allows up to two small house pets per home. Pets must be leashed in common areas and may not be tethered outside.

We're not quite 55 yet. Can we still move in?

HOPA requires at least one resident per home to be age 55 or older. If one of you meets that threshold, you qualify. If you're approaching it, pre-sales is actually the best time to plan ahead — you'll have the widest selection of home sites when you're ready.

What if we need to sell the home later?

You own your home outright — it's yours to sell. Manufactured homes in well-maintained 55+ communities hold their value and have an active resale market, particularly in Florida where demand for this lifestyle continues to grow.

Is this the best time to avail or move?

St. Johns County prices keep rising — and so does the case for moving now. Del Webb Saint Johns and Reverie at Trailmark have both increased pricing as St. Johns County demand stays strong. Waiting to move doesn't make the St. Augustine market cheaper — it makes the gap between what you can sell for and what you'll pay elsewhere narrower. Silver Bay's pre-sales pricing is the widest that gap will be.

How far is Silver Bay from St. Augustine?

Silver Bay Palatka is approximately 50 minutes from St. Augustine via SR-207 West or US-17 South. From World Golf Village and northern St. Johns County, the drive is closer to 40–45 minutes. There are no toll roads on the primary route.

Is Silver Bay a good option for St. Augustine homeowners looking to downsize?

Yes — particularly for homeowners who have accumulated significant equity. St. Johns County home values have risen sharply. Many who sell and move to Silver Bay can purchase their new home outright, with meaningful equity left over to fund retirement. The lower ongoing cost of living in Putnam County versus St. Johns County compounds that advantage over time.

What is included in monthly lot rent at Silver Bay?

Lot rent includes lawn mowing, irrigation, fertilizing, pool and clubhouse access, common area landscaping, street lighting, and onsite handyman services for minor repairs. Utilities — water, electric, and cable/internet — are individually metered and billed to each resident separately.

Is Silver Bay age-restricted?

Yes. Silver Bay is a HOPA-compliant 55+ community — at least one resident per home must be 55 or older. It is an independent living community, not assisted living or memory care. Residents are active adults living in privately owned homes.

Is Silver Bay currently accepting reservations from St. Augustine-area residents?

Yes. Silver Bay is currently in pre-sales — homes are not yet occupied, giving you the opportunity to select your preferred home site and floor plan before the community fills. Contact the Silver Bay team for current availability and expected move-in timelines.
