Gainesville is a great place to build a career. Retiring there is a different calculation.

Gainesville attracts some of the most educated, professionally accomplished retirees in Florida — UF faculty, Shands physicians, administrators, and professionals who've spent careers building something meaningful. When it's time to step back, many find Gainesville's 55+ options either uninspiring or surprisingly expensive for what they offer.

The house you raised your family in is probably bigger than you need now. The yard takes time you'd rather spend elsewhere. And while Gainesville has real appeal — the museums, the culture, the Gators games — staying in Alachua County often means staying in a market that's shifted considerably in recent years.

Silver Bay is 55 minutes from Gainesville — with UF Health Shands still within easy reach, and a retirement lifestyle that finally matches what you've earned.

You've also spent a career working near UF Health Shands. You know what world-class medical care looks like, and you want it nearby in retirement — without having to stay in Gainesville to get it.

Community Features

Built for Active Adults Who Want More Out of Retirement

Every feature at Silver Bay was chosen to make life easier, more social, and more enjoyable — not to add another item to your list.

New Construction Built for Retirees Who Know Quality

9 floor plans from 1,029 to 1,600 sq. ft., single-story, HUD-compliant, and fully customized to your selections. Retiring UF faculty and Shands professionals who tour Silver Bay consistently note the quality-to-price ratio.

The Waterfront Lifestyle Gainesville Can't Offer

Gainesville is a landlocked city. Silver Bay puts you on the St. Johns River corridor — fishing, boating, manatee sightings, and stunning river sunsets become part of everyday life. For Gainesville retirees who've always wanted more water access, this is often the deciding factor.

icon community

A Social Calendar Built Around Retirement — Not a University Schedule

Bingo nights, holiday gatherings, morning coffee groups, and resident events — a social life organized around the people who live here, not around a campus or academic calendar. Many Gainesville retirees find this shift genuinely refreshing.

icon grass

Lawn Care Included — The Florida Humidity Problem, Solved

Anyone who's maintained a yard in this climate knows how demanding it is. Mowing, irrigation, and fertilizing are included in your lot rent from day one. The subtropical maintenance burden that Alachua County homeowners manage year-round disappears entirely.

icon grass

Pet-Friendly — Your Companion Makes the Move

Up to two small house pets per home. Walking paths run throughout the community. For retirees who've relied on a dog for companionship and daily routine, Silver Bay's walking paths make the transition seamless.

icon tools

Onsite Repairs — No More Contractor Scheduling Headaches

Minor home repairs are handled onsite by Silver Bay's team. No maintenance management, no calling around for contractors, no waiting. For homeowners who've handled everything themselves for decades, this is one of the most immediately appreciated changes.

The process

How Gainesville-Area Retirees Make Silver Bay
Their Home

Simple, transparent, and on your timeline. Many Gainesville-area residents combine their first visit with a drive through Palatka to get a feel for the area — and come back a second time with a decision nearly made.

icon 1

Schedule a personal call

Talk to a Silver Bay team member — no pressure, no script. Gainesville callers often start with questions about how the commute back to UF Health works and what the total monthly cost looks like compared to staying in Alachua County.

icon 2

Tour the community

US-301 North from Gainesville to Palatka is a direct 55-minute drive through North Florida — many Gainesville visitors find it a pleasant change of pace from the I-75 commute. Virtual walkthroughs are also available for those who want to preview first.

icon 3

Reserve your home site

Select your lot, choose your floor plan, and work with the team to personalize your home. Gainesville homeowners often find the financial math moves faster than expected — pre-sales means the best selection is available right now.

icon 4

Move in and start living

Your home is built to your specifications. The lawn is handled from day one — and Gainesville, UF Health Shands, and everything you've built there remain 55 minutes southwest whenever you need them.

What People Who've Made This Kind of Move Are Saying

Silver Bay is in pre-sales — but Villa Farms, our sister community under the same Herrington family ownership, has been serving active adults in Putnam County for decades. Some came from Gainesville. Some from further north. What they share is that they made the move and haven't looked back.

March 19, 2025

Pam Douglas

Living at Villa Farms has been a positive experience for me. Bill and his team are great and respond to any needs in a timely manner. I appreciate the continual care and maintenance of the grounds and facilities. There is a feeling of community and neighbors look out for each other. I would recommend this lifestyle in our mature years.

March 19, 2025

Joyce Hintz

My husband and I moved to Villa farms in 1996. He liked living here because he didn't have to cut grass or shovel snow, as he did in Illinois. I have liked living here because of all the friends and good neighbors I've had. We look out for one another without being intrusive. We've also enjoyed the pool, walking, and socializing. It's been a good place to live.

March 19, 2025

Diane Wolfe

I had the privilege of moving to Villa farms in May of 2022 from Kansas Villa Farms is a friendly community that is warm and welcoming. I have a small dog, Gizmo, and we are able to walk the neighborhood anytime day or night and feel completely safe. We all look out for each other. The clubhouse is open and a great place to gather and the swimming pool is great. I love that my yard is always well maintained and beautiful! It is a great Community to meet new people and make friends. I am so glad I can call VillaFarms home.

March 19, 2025

Villa Farms Residents

We are so happy we chose to join the residents here at Villa Farms in January of 2016! We tell all who ask "How do you like living there?" that it is the best of condo living: no shared walls, no noisy neighbors just caring ones, lovely homes, fantastic upkeep and continual improvement to the common areas! Plus we know the Herrington family sees Villa Farms as more than a business venture, but more like a ministry to provide a safe, affordable and attractive community for the 55+ population of Putnam County. You couldn't make a better decision than to become a resident of Villa Farms!

March 19, 2025

OJ Simpson

I have owned three different residences here. Different reasons took me out of state, but I've always come back to Villa farms. I feel safe here. Bill Herrington has always helped when I needed him. He cares about the needs of everyone that lives here. We are close to the hospital and stores. We have our own mail boxes, and a beautiful clubhouse where we have supper socials and bingo. If you have a birthday or any kind of celebration the clubhouse is a wonderful place to have it, with kitchen and bathrooms. Right out of the French doors there is a beautiful pool. It's a great place to walk to. Jamie, our Master Gardener, takes pride in keeping our park beautiful.

March 19, 2025

Barbara C

I have been living at Villa Farms for a bit less than a year. It was the usual down-sizing decision of a widowed retired person. It was one of the best decisions I've made in a long time. I have not regretted this decision for even one mili-second since I moved here. I immediately met the most welcoming, gracious and friendly people. They made me feel I fit right in. Since the whole community is 64 homes, it takes no time to become friendly with or at least get acquainted with all the neighbors. Last but not least the property is beautifully maintained. I would recommend (and I have recommended) Villa Farms to friends who may be looking to downsize and live in a friendly, quiet senior community.

March 19, 2025

Sandy J

I've lived in Villa Farms for under a year. The first thing I noticed is the lovely landscaping and cleanliness. It's not only the pride of owner, Bill Herrington, it includes those living here too. The people here are welcoming. Several residents walk and others with their dogs. If you want to take a dip, the pool is 82 degrees. You like Bingo. It is here! There is a Clubhouse where socials happen. I love living here. It is a great community. It's become an extended family!

Have you ever thought about what you want from a retirement community? Safety, less yard work, neighborly behavior, sense of community, and well-maintained general areas. Well, that is what you get when you move to Villa Farms. Originally I heard good things about living here and had to wait a short time on a waiting list before an opening came up. I'm currently in my 10th year here and could not be happier living anywhere else. If you ever need help, your neighbors are there with a generous giving spirit. I feel you would never regret a decision to live at Villa Farms.

Make your smart move today!

Gainesville retirees who choose Silver Bay tend to be deliberate people — the kind who research carefully, run the numbers honestly, and make the move that actually makes sense. UF Health Shands stays within reach

Why Gainesville Retirees Keep Discovering Palatka

gainesville depot park

Geared toward academics and medicine

Gainesville's retiree population is unlike almost anywhere else in Florida — heavily weighted toward academics, medical professionals, and long-term UF employees who've built meaningful careers and want a retirement that reflects what they've accomplished. Many are surprised to find that Palatka, 55 minutes northeast on US-301, offers more of what they're actually looking for than Gainesville's own retirement options can provide.

gainesville unf

No interstate congestion

The driving connection matters. US-301 North from Gainesville to Palatka is a direct, largely rural highway — no interstate congestion, no toll roads, and a drive that many Gainesville retirees find genuinely pleasant. UF Health Shands, UF Health North, and Gainesville's established medical community remain accessible for ongoing care relationships. Gainesville Regional Airport is under an hour for travel. The University of Florida's cultural programming, athletic events, and continuing education opportunities stay within reach.

gainsville img 04

Palatka and its own appeal

What Palatka adds is the St. Johns River. Gainesville sits inland, and while Paynes Prairie and the natural surroundings are genuinely beautiful, many Gainesville residents have spent their careers wanting more water access. Silver Bay puts the St. Johns River — one of Florida's great ecological treasures — into daily life. Fishing, boating, and wildlife on the river are minutes away. Ravine Gardens State Park, nationally recognized for its natural ravines and azalea plantings, is 10 minutes from Silver Bay's front gate.

Cost of living

Putnam County's cost of living runs well below Alachua County, and well below the state average. For Gainesville retirees who have built careers but are now on fixed incomes, the financial difference between staying in Alachua County and moving to Silver Bay is often considerable — and it compounds every month.

Frequently Asked Questions

Is this a mobile home park?

It's not. Silver Bay is a 55+ active adult land-lease community — a completely different category. The homes are newly constructed, single-story residences built to federal HUD standards with high-end finishes, open floor plans, and full customization. If you've visited a community like Villa Farms, you'll see the difference immediately.

We've built our whole network in Gainesville — will we really leave it behind?

55 minutes keeps your Gainesville connections very much alive. UF events, longtime friends, your doctors at Shands, your favorite restaurants on University Avenue — none of those require living in Gainesville to access. Many Silver Bay residents from the Gainesville area describe the move as gaining a community rather than leaving one. You keep what matters from Gainesville and add something that Gainesville couldn't give you.

What if we need to sell the home later?

You own your home outright — it's yours to sell. Manufactured homes in well-maintained 55+ communities hold their value and have an active resale market, particularly in Florida where demand for this lifestyle continues to grow.

How does the total monthly cost compare to staying in Gainesville?

Alachua County property taxes, homeowner's insurance, utility costs on a larger home, and ongoing maintenance typically add up to more than Silver Bay's monthly lot rent plus utilities — often significantly more. The exact comparison depends on your current home, but most Gainesville homeowners who run the numbers find Silver Bay costs less per month than staying, while delivering considerably more lifestyle for what they spend.

We're not quite 55 yet. Can we still move in?

HOPA requires at least one resident per home to be age 55 or older. If one of you meets that threshold, you qualify. If you're approaching it, pre-sales is actually the best time to plan ahead — you'll have the widest selection of home sites when you're ready.

What are the best 55+ retirement communities near Gainesville FL?

Options within Gainesville and Alachua County are limited compared to the Jacksonville and St. Augustine corridors. Silver Bay Palatka, 55 minutes northeast in Palatka, is one of the best new construction 55+ options in the region — resort-style amenities, included lawn care, fully customizable homes, and a price point significantly below what comparable communities in larger Florida markets charge.

Is Silver Bay close enough to UF Health Shands for regular medical appointments?

Yes. The 55-minute drive on US-301 is manageable for scheduled appointments and straightforward in most situations. Many retirees from Palatka maintain established care relationships at UF Health Shands, particularly for specialty care. HCA Florida Putnam Hospital is under 10 minutes from Silver Bay for day-to-day and emergency needs.

What is included in monthly lot rent at Silver Bay?

Lot rent includes lawn mowing, irrigation, fertilizing, pool and clubhouse access, common area landscaping, street lighting, and onsite handyman services for minor repairs. Utilities — water, electric, and cable/internet — are individually metered and billed to each resident separately.

What is the difference between Silver Bay and other retirement options near Gainesville?

Silver Bay is a purpose-built 55+ active adult land-lease community — all new construction, age-qualified, professionally managed, with resort-style amenities included. This is different from general senior housing or older manufactured communities. You own your home outright and lease your lot monthly, keeping the purchase price well below site-built alternatives.

Can I bring my pet to Silver Bay?

Yes. Silver Bay allows up to two small house pets per home. Pets must be leashed in common areas and may not be tethered outside.

How far is Silver Bay from Gainesville?

Silver Bay Palatka is approximately 55 minutes from Gainesville via US-301 North — a direct, mostly rural highway route with no toll roads and manageable traffic. From northern Gainesville and Alachua, the drive is closer to 45–50 minutes.

Is Silver Bay a good retirement option for retiring UF faculty and Shands staff?

Yes — it comes up frequently in those conversations. Retiring UF faculty and medical professionals often want to stay within reach of Gainesville's culture and their medical relationships while significantly reducing the cost and maintenance burden of their housing. Silver Bay's combination of price point, new construction quality, and 55-minute proximity to Gainesville addresses all three needs.

How much do retirement communities near Gainesville FL cost?

Active adult housing options in and around Gainesville vary, but purpose-built 55+ communities with resort-style amenities are limited and typically priced higher than Silver Bay. Silver Bay offers new construction manufactured homes at a significantly lower price point, with a monthly lot rent that covers lawn care, pool and clubhouse access, and common area maintenance.

Is Silver Bay age-restricted?

Yes. Silver Bay is a HOPA-compliant 55+ community — at least one resident per home must be 55 or older. It is an independent living community, not assisted living or memory care. Residents are active adults living in privately owned homes.

Is Silver Bay currently accepting reservations from Gainesville-area residents?

Yes. Silver Bay is currently in pre-sales — homes are not yet occupied, giving you the opportunity to select your preferred home site and floor plan before the community fills. Contact the Silver Bay team for current availability and expected move-in timelines.
