downtown jacksonville

Jacksonville is a great city. But it's an expensive place to retire.

If you own a home in Orange Park, Fleming Island, Mandarin, or the Beaches, you've built significant equity over the years. The question more Jacksonville-area homeowners are asking: is staying worth it? Property taxes keep rising. The house is too big now that the kids are gone. And if you've looked at 55+ communities near Jacksonville, you know the prices — Del Webb Sweetwater and similar communities start at $400,000 and up, plus monthly HOA fees that never stop.

family meal

Silver Bay is 55 minutes from Jacksonville. That's close enough for Sunday dinner — and affordable enough to actually enjoy retirement.

You want the low-maintenance lifestyle. The neighbors who look out for each other. The pool and the clubhouse and the calendar full of things to do. You just don't want to spend your entire retirement savings to get there.
And you don't want to move so far away that seeing your Jacksonville family becomes a production.

  • Resort-style pool access — year-round
  • Common area landscaping & maintenance
  • Onsite handyman services for minor repairs

Community Features

Built for Active Adults Who Want More Out of Retirement

Every feature at Silver Bay was chosen to make life easier, more social, and more enjoyable — not to add another item to your list.

icon construction

New Construction at a Price That Actually Makes Sense

9 floor plans from 1,029 to 1,600 sq. ft. — each built new to your specs. Jacksonville-area homeowners who've been priced out of Del Webb are often surprised what Silver Bay delivers for the money.

icon pool

Resort-Style Pool Without the HOA Fee

The pool is open year-round and included in your lot rent — no separate recreation fee, no amenity add-on. For Jacksonville homeowners used to paying premium HOA costs, this is a meaningful difference.

icon community

A Social Life Ready When You Are

Bingo nights, holiday gatherings, morning coffee groups — the Silver Bay clubhouse has a full calendar from the day you arrive. For Jacksonville retirees who've felt isolated in large suburban neighborhoods, this is often the feature that seals the decision.

icon grass

No More Weekends
Lost to Yard Work

Mowing, irrigation, and fertilizing are covered in your lot rent. The Saturdays you spent maintaining a Jacksonville property? They're yours now — from the moment you move in.

icon pets

Pet-Friendly — Your Dog
Makes the Move Too

Up to two small house pets per home. Walking paths run throughout the community. If your Jacksonville home had a yard for a reason, Silver Bay's walking paths and common green spaces fill that role.

icon tools

Onsite Help — No More Contractor Searches

Jacksonville homeowners know the pain of finding a reliable handyman. At Silver Bay, minor home repairs are handled onsite — no Yelp searches, no scheduling windows, no waiting weeks for someone to show up.

The process

How Jacksonville-Area Retirees

Make Silver Bay Their Home

Simple, transparent, and on your timeline. Most Jacksonville-area residents
complete this process in 2–3 visits.

icon 1

Schedule a personal call

Talk to a Silver Bay team member — no pressure, no script. Jacksonville-area callers often start with questions about pricing versus Del Webb Sweetwater and how the commute to family works. We have real answers to both.

icon 2

Tour the community

Most Jacksonville-area visitors are surprised how easy the US-17 drive is — around 55 minutes from Orange Park with no toll roads. We also offer virtual walkthroughs for those who want to preview before making the trip.

icon 3

Reserve your home site

Select your lot, choose your floor plan, and work with the team to personalize your home. Jacksonville homeowners with strong equity can often move quickly once they've run the numbers — pre-sales means best selection now.

icon 4

Move in and start living

Our home is built to your specifications. When move-in day arrives, the lawn is already handled, your neighbors are ready to welcome you — and Jacksonville is still 55 minutes up US-17 whenever you need it.

What People Who've Already Made This Move Say

Silver Bay is in pre-sales — but Villa Farms, our sister community under the same Herrington family ownership, has welcomed active adults from the Jacksonville area for decades. These are their words.

March 19, 2025

Pam Douglas

Living at Villa Farms has been a positive experience for me. Bill and his team are great and respond to any needs in a timely manner. I appreciate the continual care and maintenance of the grounds and facilities. There is a feeling of community and neighbors look out for each other. I would recommend this lifestyle in our mature years.

March 19, 2025

Joyce Hintz

My husband and I moved to Villa farms in 1996. He liked living here because he didn't have to cut grass or shovel snow, as he did in Illinois. I have liked living here because of all the friends and good neighbors I've had. We look out for one another without being intrusive. We've also enjoyed the pool, walking, and socializing. It's been a good place to live.

March 19, 2025

Diane Wolfe

I had the privilege of moving to Villa farms in May of 2022 from Kansas Villa Farms is a friendly community that is warm and welcoming. I have a small dog, Gizmo, and we are able to walk the neighborhood anytime day or night and feel completely safe. We all look out for each other. The clubhouse is open and a great place to gather and the swimming pool is great. I love that my yard is always well maintained and beautiful! It is a great Community to meet new people and make friends. I am so glad I can call VillaFarms home.

March 19, 2025

Villa Farms Residents

We are so happy we chose to join the residents here at Villa Farms in January of 2016! We tell all who ask "How do you like living there?" that it is the best of condo living: no shared walls, no noisy neighbors just caring ones, lovely homes, fantastic upkeep and continual improvement to the common areas! Plus we know the Herrington family sees Villa Farms as more than a business venture, but more like a ministry to provide a safe, affordable and attractive community for the 55+ population of Putnam County. You couldn't make a better decision than to become a resident of Villa Farms!

March 19, 2025

OJ Simpson

I have owned three different residences here. Different reasons took me out of state, but I've always come back to Villa farms. I feel safe here. Bill Herrington has always helped when I needed him. He cares about the needs of everyone that lives here. We are close to the hospital and stores. We have our own mail boxes, and a beautiful clubhouse where we have supper socials and bingo. If you have a birthday or any kind of celebration the clubhouse is a wonderful place to have it, with kitchen and bathrooms. Right out of the French doors there is a beautiful pool. It's a great place to walk to. Jamie, our Master Gardener, takes pride in keeping our park beautiful.

March 19, 2025

Barbara C

I have been living at Villa Farms for a bit less than a year. It was the usual down-sizing decision of a widowed retired person. It was one of the best decisions I've made in a long time. I have not regretted this decision for even one mili-second since I moved here. I immediately met the most welcoming, gracious and friendly people. They made me feel I fit right in. Since the whole community is 64 homes, it takes no time to become friendly with or at least get acquainted with all the neighbors. Last but not least the property is beautifully maintained. I would recommend (and I have recommended) Villa Farms to friends who may be looking to downsize and live in a friendly, quiet senior community.

March 19, 2025

Sandy J

I've lived in Villa Farms for under a year. The first thing I noticed is the lovely landscaping and cleanliness. It's not only the pride of owner, Bill Herrington, it includes those living here too. The people here are welcoming. Several residents walk and others with their dogs. If you want to take a dip, the pool is 82 degrees. You like Bingo. It is here! There is a Clubhouse where socials happen. I love living here. It is a great community. It's become an extended family!

Have you ever thought about what you want from a retirement community? Safety, less yard work, neighborly behavior, sense of community, and well-maintained general areas. Well, that is what you get when you move to Villa Farms. Originally I heard good things about living here and had to wait a short time on a waiting list before an opening came up. I'm currently in my 10th year here and could not be happier living anywhere else. If you ever need help, your neighbors are there with a generous giving spirit. I feel you would never regret a decision to live at Villa Farms.

Why Jacksonville Retirees keep Landing in Palatka

jacksonville downtown

Jacksonville is Florida's
largest city

Jacksonville is Florida's largest city by area — sprawling, busy, and increasingly expensive for retirees on fixed incomes. Property taxes in Duval County have climbed steadily. Traffic on I-295 and I-95 is a daily reality. For homeowners who've spent 20 or 30 years building equity in Orange Park, Mandarin, Southside, or the Beaches, the question isn't whether to downsize — it's where.

jacksonville map

No need for compromise

Palatka keeps coming up for a specific reason: it's the closest affordable 55+ community option to Jacksonville that doesn't feel like a compromise. US-17 connects the two cities directly — about 55 minutes door-to-door, mostly highway. Jacksonville International Airport is just over an hour. Baptist Medical Center, Mayo Clinic, and UF Health North are all accessible when needed.

jacksonville fishing

Fishing & boating experience

Silver Bay sits on the St. Johns River corridor — the same river that runs through downtown Jacksonville. Residents who grew up fishing or boating on the St. Johns find themselves right back on it. Ravine Gardens State Park is 10 minutes away. The Blue Crab Festival, historic downtown Palatka, and Dunns Creek State Park are all within easy reach. It's a quieter pace than Jacksonville without being isolated from it.

Feel the financial difference

Putnam County's cost of living runs well below Duval County — and well below what most Jacksonville-area retirees are used to paying. For homeowners who sell a Jacksonville home and buy at Silver Bay, the financial difference is often transformative: the new home purchased outright, retirement savings left intact, and a monthly cost of living that finally matches what a fixed income can sustain.

Frequently Asked Questions

Is this a mobile home park?

It's not. Silver Bay is a 55+ active adult land-lease community — a completely different category. The homes are newly constructed, single-story residences built to federal HUD standards with high-end finishes, open floor plans, and full customization. If you've visited a community like Villa Farms, you'll see the difference immediately.

Jacksonville home values are high right now — are we leaving money on the table by selling?

The opposite is often true. Jacksonville's elevated market means you're selling at peak value — and moving into a Silver Bay home that costs a fraction of what you're selling for. Many Jacksonville homeowners who make this move end up with their new home paid outright plus meaningful equity freed up for retirement. The window to capture that Jacksonville value won't stay open indefinitely.

What if we need to sell the home later?

You own your home outright — it's yours to sell. Manufactured homes in well-maintained 55+ communities hold their value and have an active resale market, particularly in Florida where demand for this lifestyle continues to grow.

Jacksonville property taxes are rising too — aren't we just trading one cost for another?

The monthly math typically works strongly in Silver Bay's favor. Duval County property taxes, homeowner's insurance, and maintenance on a larger Jacksonville home often exceed Silver Bay's total monthly costs — lot rent plus utilities — by a significant margin. Most Jacksonville homeowners who run the numbers are surprised by how much they actually save.

We're not quite 55 yet. Can we still move in?

HOPA requires at least one resident per home to be age 55 or older. If one of you meets that threshold, you qualify. If you're approaching it, pre-sales is actually the best time to plan ahead — you'll have the widest selection of home sites when you're ready.

What are the best 55+ communities near Jacksonville FL?

The most well-known options near Jacksonville include Del Webb Sweetwater in St. Johns County and WaterSong at RiverTown — both starting at $400,000+. Silver Bay Palatka is the affordable alternative 55 minutes south — new construction, resort-style amenities, and included lawn care at a significantly lower price point. For area retirees who want the lifestyle without the cost, it's worth a serious look.

How much do 55+ retirement communities near Jacksonville cost?

Area 55+ communities like Del Webb Sweetwater and Reverie at Silverleaf start in the $400,000–$600,000 range for the home, plus monthly HOA fees. Silver Bay offers new construction manufactured homes at a significantly lower price point, with a monthly lot rent covering lawn care, pool and clubhouse access, and common area maintenance.

How far is Silver Bay from Jacksonville?

Silver Bay Palatka is approximately 55 minutes south via US-17. From Orange Park or Fleming Island, the drive is closer to 45–50 minutes. The airport is approximately 65 minutes away. The route is primarily highway with no tolls.

Is Silver Bay a good option for Jacksonville homeowners looking to downsize?

Yes — it's specifically well-suited for this. Home values in the area have risen sharply. Many homeowners who sell and move to Silver Bay are able to buy their new home outright, with equity left over for retirement. Lower monthly costs in Putnam County compared to Duval County compound that advantage over time.

What is included in monthly lot rent at Silver Bay?

Lot rent includes lawn mowing, irrigation, fertilizing, pool and clubhouse access, common area landscaping, street lighting, and onsite handyman services for minor repairs. Utilities — water, electric, and cable/internet — are individually metered and billed to each resident separately.

Is Silver Bay age-restricted? What are the requirements?

Yes. Silver Bay is a HOPA-compliant 55+ community — at least one resident per home must be 55 or older. It is an independent living community, not assisted living or memory care. Residents are active adults living in privately owned homes.

Is Silver Bay currently accepting reservations?

Yes. Silver Bay is currently in pre-sales — homes are not yet occupied, which means you can select your preferred home site and floor plan before the community fills. Reserving now gives you the widest selection. Contact the team for current availability and expected move-in timelines.

What is the difference between Silver Bay and a mobile home park near Jacksonville?

Silver Bay is a 55+ active adult land-lease community — a completely different category. Homes are newly constructed HUD-compliant residences with modern finishes and full customization options. The community is professionally managed, age-qualified, and maintained to neighborhood standards. It is not a transient park.
