Most Northeast Florida retirement communities cost more than they should

If you've been researching 55+ communities in Northeast Florida, you already know the problem. Del Webb, Lennar, DR Horton — the big names want $400,000 to $600,000 for a new home, plus HOA fees on top. And the manufactured home options that exist often look like they haven't been updated since 1985.

Silver Bay was built for the care-free lifestyle you’re after

You're also managing a house that's gotten too big. The yard takes every Saturday. The maintenance list never empties. The kids are gone and the bills aren't any smaller.
You want the community, the amenities, the care-free lifestyle — without draining your retirement savings to get there. In Northeast Florida, that option has been hard to find.
Silver Bay was built specifically to fill that gap.

Community Features

Built for Active Adults Who Want More Out of Retirement

Every feature at Silver Bay was chosen to make life easier, more social, and more enjoyable — not to add another item to your list.

icon construction

The New Construction Northeast Florida Has Been Missing

9 floor plans from 1,029 to 1,600 sq. ft. — all new construction, single-story, HUD-compliant, and fully customized to your specs. Most affordable 55+ options in Northeast Florida are older resale communities. Silver Bay is built new, on your terms.

icon pool

Resort-Style Pool on the St. Johns
River Corridor

Year-round pool access included in your lot rent, surrounded by the natural Florida landscape of the St. Johns River watershed. Northeast Florida's climate means this isn't a seasonal amenity — it's part of the daily routine.

icon community

A Real Community — Not a Subdivision With a Shared Mailbox

Bingo nights, holiday gatherings, morning coffee groups, and a full resident social calendar. In a region where many 55+ neighborhoods are large and impersonal, Silver Bay's size and intentional design make it genuinely easy to build friendships from day one.

icon grass

Lawn Care Included — Northeast Florida Heat and All

Mowing, irrigation, and fertilizing are in your lot rent from day one. For retirees anywhere in Northeast Florida, the subtropical climate means lawn maintenance is a year-round burden. At Silver Bay, it simply isn't your problem anymore.

icon pets

Pet-Friendly in a Region
That Loves Its Dogs

Up to two small house pets per home. Walking paths run throughout the community. Northeast Florida residents who've always had outdoor space for their pets find Silver Bay's walking paths a natural fit.

icon tools

Onsite Help — What Northeast Florida Communities Rarely Include

Minor home repairs handled onsite by Silver Bay's team. Most 55+ communities in Northeast Florida leave residents to find their own contractors. Silver Bay's onsite handyman services remove that responsibility entirely.

Hear From People Who've Already Made This Move

Silver Bay is in pre-sales — but our sister community, Villa Farms, has welcomed active adults for decades.
These are their words, not ours.

Pam Douglas

Living at Villa Farms has been a positive experience for me. Bill and his team are great and respond to any needs in a timely manner. I appreciate the continual care and maintenance of the grounds and facilities. There is a feeling of community and neighbors look out for each other. I would recommend this lifestyle in our mature years.

March 19, 2025

Joyce Hintz

My husband and I moved to Villa farms in 1996. He liked living here because he didn't have to cut grass or shovel snow, as he did in Illinois. I have liked living here because of all the friends and good neighbors I've had. We look out for one another without being intrusive. We've also enjoyed the pool, walking, and socializing. It's been a good place to live.

March 19, 2025

Diane Wolfe

I had the privilege of moving to Villa farms in May of 2022 from Kansas Villa Farms is a friendly community that is warm and welcoming. I have a small dog, Gizmo, and we are able to walk the neighborhood anytime day or night and feel completely safe. We all look out for each other. The clubhouse is open and a great place to gather and the swimming pool is great. I love that my yard is always well maintained and beautiful! It is a great Community to meet new people and make friends. I am so glad I can call VillaFarms home.

March 19, 2025

Villa Farms Residents

We are so happy we chose to join the residents here at Villa Farms in January of 2016! We tell all who ask "How do you like living there?" that it is the best of condo living: no shared walls, no noisy neighbors just caring ones, lovely homes, fantastic upkeep and continual improvement to the common areas! Plus we know the Herrington family sees Villa Farms as more than a business venture, but more like a ministry to provide a safe, affordable and attractive community for the 55+ population of Putnam County. You couldn't make a better decision than to become a resident of Villa Farms!

March 19, 2025

OJ Simpson

I have owned three different residences here. Different reasons took me out of state, but I've always come back to Villa farms. I feel safe here. Bill Herrington has always helped when I needed him. He cares about the needs of everyone that lives here. We are close to the hospital and stores. We have our own mail boxes, and a beautiful clubhouse where we have supper socials and bingo. If you have a birthday or any kind of celebration the clubhouse is a wonderful place to have it, with kitchen and bathrooms. Right out of the French doors there is a beautiful pool. It's a great place to walk to. Jamie, our Master Gardener, takes pride in keeping our park beautiful.

March 19, 2025

Barbara C

I have been living at Villa Farms for a bit less than a year. It was the usual down-sizing decision of a widowed retired person. It was one of the best decisions I've made in a long time. I have not regretted this decision for even one mili-second since I moved here. I immediately met the most welcoming, gracious and friendly people. They made me feel I fit right in. Since the whole community is 64 homes, it takes no time to become friendly with or at least get acquainted with all the neighbors. Last but not least the property is beautifully maintained. I would recommend (and I have recommended) Villa Farms to friends who may be looking to downsize and live in a friendly, quiet senior community.

March 19, 2025

Sandy J

I've lived in Villa Farms for under a year. The first thing I noticed is the lovely landscaping and cleanliness. It's not only the pride of owner, Bill Herrington, it includes those living here too. The people here are welcoming. Several residents walk and others with their dogs. If you want to take a dip, the pool is 82 degrees. You like Bingo. It is here! There is a Clubhouse where socials happen. I love living here. It is a great community. It's become an extended family!

Have you ever thought about what you want from a retirement community? Safety, less yard work, neighborly behavior, sense of community, and well-maintained general areas. Well, that is what you get when you move to Villa Farms. Originally I heard good things about living here and had to wait a short time on a waiting list before an opening came up. I'm currently in my 10th year here and could not be happier living anywhere else. If you ever need help, your neighbors are there with a generous giving spirit. I feel you would never regret a decision to live at Villa Farms.

Make your smart move today!

The people who choose Silver Bay are making a specific decision: they're choosing time over maintenance, community over isolation, and quality over compromise. They're the ones who planned ahead — and it shows.

Why Northeast Florida Retirees Are Choosing Silver Bay
Over the Alternatives

icon downtrend

A fraction of the cost of Del Webb
and Lennar

The big Northeast Florida 55+ communities start at $400k–$600k. Silver Bay's new construction homes start significantly lower — with the same resort-style amenities.

icon putnam community

The only 55+ community of its kind
in Putnam County

If you're looking for an age-qualified active adult community in the Palatka area, options are limited. Silver Bay fills that gap — and fills it right, with new construction and full customization.

Jacksonville, St. Augustine, Gainesville, and Daytona are all within 90 minutes. You're not giving up access to the region — you're just paying a fraction of coastal prices to live in it.

icon grass

Not an add-on. Not a premium tier. Mowing, irrigation, and fertilizing are included in every resident's lot rent from the moment they move in.

icon villa farm

Same proven ownership as Villa Farms

The Herrington family has operated Villa Farms — Palatka's Readers' Choice Best Retirement Community since 2008 — for decades. Silver Bay is built on that same track record.

Why Palatka is the smartest location
in Northeast Florida for retirement

sunny jacksonville

Genuine value without sacrificing access

Most of Northeast Florida's 55+ communities are clustered along the coast — in St. Johns County, Flagler County, and along the I-95 corridor. They're beautiful. They're also expensive, congested, and increasingly overbuilt. Palatka sits 30–50 miles inland, on the St. Johns River, and offers something those communities can't: genuine value without sacrificing access.

jacksonville map

Within reach of the entire Northeast Florida region

From Silver Bay, Jacksonville is 55 minutes north. St. Augustine is 50 minutes east. Gainesville is 55 minutes southwest. Daytona Beach is 90 minutes south. You're not remote — you're central. You're within reach of the entire Northeast Florida region while paying Putnam County prices, which run consistently below the state average and well below coastal county rates.

Palatka and its own appeal

Palatka itself has more going on than most people expect. The nationally recognized Ravine Gardens State Park is 10 minutes away. The St. Johns River — one of the most ecologically rich waterways in the state — runs through the city and brings fishing, boating, and manatee sightings into everyday life. The Blue Crab Festival draws tens of thousands each spring. The downtown riverfront district has restaurants, arts venues, and a genuine small-city character that larger Florida cities have long since lost.

Healthcare access

Healthcare access is a defining advantage. HCA Florida Putnam Hospital is under 10 minutes from Silver Bay. Mayo Clinic Jacksonville — one of the top-ranked hospitals in the country — is under an hour away. UF Health Shands in Gainesville is 55 minutes in the opposite direction. For Northeast Florida retirees, that level of access is difficult to match at this price point.

Frequently Asked Questions

Is this a mobile home park?

It's not. Silver Bay is a 55+ active adult land-lease community — a completely different category. The homes are newly constructed, single-story residences built to federal HUD standards with high-end finishes, open floor plans, and full customization. If you've visited a community like Villa Farms, you'll see the difference immediately.

We want to stay in Northeast Florida — is Palatka too far from everything?

Palatka is 55 minutes from Jacksonville, 50 from St. Augustine, and 55 from Gainesville. That puts you closer to more of Northeast Florida than most communities along the St. Johns County coast — which are 45+ minutes from Gainesville and pushing an hour from Daytona. Palatka isn't remote. It's central. And at Putnam County prices, you're getting significantly more value than communities on the I-95 corridor.

What if we need to sell the home later?

You own your home outright — it's yours to sell. Manufactured homes in well-maintained 55+ communities hold their value and have an active resale market, particularly in Florida where demand for this lifestyle continues to grow.

What happens to lot rent over time? Can it keep increasing?

Lot rent increases are a fair concern and we won't dodge it.

We're not quite 55 yet. Can we still move in?

HOPA requires at least one resident per home to be age 55 or older. If one of you meets that threshold, you qualify. If you're approaching it, pre-sales is actually the best time to plan ahead — you'll have the widest selection of home sites when you're ready.

What is the best 55+ retirement community in Northeast Florida?

That depends on your priorities. The large Del Webb and Lennar communities along the I-95 corridor offer extensive amenities but homes start at $400k–$600k. Silver Bay Palatka is Northeast Florida's affordable 55+ alternative — new construction manufactured homes, resort-style amenities, and included lawn care at a significantly lower price point, located centrally between Jacksonville, St. Augustine, and Gainesville.

How much does it cost to live in a Northeast Florida 55+ community?

Costs vary widely. Del Webb and Lennar communities in St. Johns County typically start in the $400k–$600k range for the home, plus monthly HOA fees. Silver Bay offers new construction homes starting significantly lower, with a monthly lot rent that covers lawn care, pool and clubhouse access, and common area maintenance.

Is Silver Bay a HOPA-compliant 55+ community in Northeast Florida?

Yes. Silver Bay is fully HOPA-compliant, meaning at least one resident per home must be 55 or older. It is an independent living community — not assisted living or memory care. Residents are active adults living in privately owned homes.

How far is Silver Bay from Jacksonville?

Silver Bay Palatka is approximately 55 minutes from Jacksonville via US-17. Jacksonville International Airport, Baptist Medical Center, and major Jacksonville shopping and dining are all within comfortable driving distance. Many Silver Bay residents have family in Jacksonville and make the drive regularly.

What hospitals and medical centers are near Silver Bay?

HCA Florida Putnam Hospital is under 10 minutes from Silver Bay. Mayo Clinic Jacksonville is approximately 55 minutes away. UF Health Shands in Gainesville is approximately 55 minutes in the opposite direction. Baptist Medical Center Jacksonville is also approximately 55 minutes away — giving Silver Bay residents access to world-class specialty care across the Northeast Florida region.

Where is Silver Bay Palatka located in Northeast Florida?

Silver Bay is located at 7110 Old Wolf Bay Rd., Palatka, FL 32177 — in Putnam County, at the geographic center of Northeast Florida. It's approximately 55 minutes from Jacksonville, 50 minutes from St. Augustine, and 55 minutes from Gainesville, putting the entire Northeast Florida region within easy reach.

What is the difference between Silver Bay and other Northeast Florida retirement communities?

Silver Bay is a land-lease manufactured home community — you own your home and lease the lot monthly. This keeps the purchase price significantly lower than site-built 55+ communities. You get comparable amenities (pool, clubhouse, lawn care, social events) at a fraction of the cost. Silver Bay is also one of the only new construction 55+ communities in Putnam County.

What is included in monthly lot rent at Silver Bay?

Monthly lot rent includes lawn mowing, irrigation, fertilizing, pool and clubhouse access, common area landscaping, street lighting, and onsite handyman services for minor repairs. Utilities — water, electric, and cable/internet — are individually metered and billed to each resident separately.

How far is Silver Bay from St. Augustine?

Silver Bay is approximately 50 minutes from St. Augustine. For retirees who love St. Augustine's history, dining, and beaches but are priced out of St. Johns County's 55+ communities, Palatka offers a compelling alternative — with the city still within easy reach for day trips and family visits.

Is Silver Bay Palatka currently open for reservations?

Silver Bay is currently in pre-sales — homes are not yet occupied, which means you can select your preferred home site and floor plan before the community fills. Reserving during pre-sales gives you the widest selection of lots and customization options. Contact the Silver Bay team for current availability and expected move-in timelines.
